Executive Answer
Key information at a glance
US real estate transactions average 30–45 days to close, involve 4–7 intermediaries, and cost 6–10% of transaction value in combined fees and closing costs. A significant portion of these costs exist to verify what could be verified cryptographically on a blockchain. The Boston Consulting Group estimates that tokenization of real-world assets — primarily real estate — will reach $16 trillion by 2030. The infrastructure for that market is being built now.
Convert a $5M commercial property into 5,000 tokens at $1,000 each. Each token represents a fractional ownership interest with pro-rata income distribution enforced by smart contract. The investor pool expands from a handful of institutional buyers to thousands of accredited investors. The minimum investment drops from $500,000 to $1,000. And secondary trading provides liquidity that converts an illiquid asset into one with an active market. Under SEC Regulation D, US commercial real estate investors can access this structure today.
A real estate transaction conditional on title clear, survey complete, and financing confirmed currently requires a solicitor or closing attorney to manually verify each condition and release escrow funds. A smart contract escrow verifies the same conditions — either via oracle integration with registry data or via multi-signature confirmation from designated parties — and releases funds automatically within minutes of all conditions being met. We have reduced closing timelines from 21 days to 48–72 hours on institutional property transactions.
The challenge: A US commercial real estate fund wanted to open a $8M office building investment to accredited retail investors — reducing the minimum ticket from $250,000 to $1,000. The existing process (paper-based SPV placement) took 60–90 days and reached only high-net-worth individual networks.
What we built: A Delaware LLC SPV holding the property. 8,000 ERC-20 tokens minted, each representing 1/8,000 of LLC membership. Accredited investor verification via Jumio. DocuSign subscription agreement integration. USDC quarterly distribution contract. P2P secondary trading at 1% platform fee.
Results: Time to fully subscribed: 22 days (vs. 60–90 days paper process). Number of investors: 340 (vs. 8–12 under previous structure). Minimum investment: $1,000 (vs. $250,000). First quarterly distribution: $48,000 distributed to 340 investors in 4 minutes. Secondary market volume (first 6 months): $340,000.

Frequently Asked Questions
Clear answers to common strategic, technical and implementation questions related to this industry.
Yes, under SEC exemptions — primarily Regulation D for accredited investors. The property interest represented by the token must be properly structured through a legal entity (typically a Delaware LLC or Series LLC), and the offering must comply with applicable securities laws. Securities counsel alignment before development is mandatory.
Smart contracts can automate the mechanical verification and fund release steps that closing attorneys currently perform manually. They do not replace the legal judgment required for complex transactions. The practical outcome for standard residential and commercial closings: the attorney reviews the conditions, digitally confirms their satisfaction, and the smart contract executes the fund release — reducing closing from days to hours.
